The project for Proger’s new offices in Chieti Scalo involves the regeneration of the historic complex that once housed the Central-Southern headquarters of the Alleanza insurance company, later acquired by the Generali Group.
The building is located in Chieti Scalo, at Viale dell’Unità d’Italia 34, within a landscaped park area situated on the corner with Via Gorizia and close to the Villaggio Mediterraneo, a large residential and office complex. Behind the building lies the S.S. Annunziata Hospital complex.
The structure consists of four above-ground floors and was constructed between 1968 and 1971, based on a design by engineer Giustino Cantamaglia.
The main building, approximately seventy meters in length, features a concave semicircular form facing the park along Via Tiburtina. Its central axis of symmetry aligns with the main entrance, the access driveway, and a prominent ribbed concrete canopy that marks the entrance to the central lobby, which distributes access to the various levels.
The entire complex stands on an area of approximately 10,000 square meters, entirely designated as a park. This green space not only serves as an important area for gathering and social interaction, but also forms part of a scenic framework from which the building can be observed.
The regeneration project is grounded in the recognition of these elements as values to be preserved and integrated into the design principles as well as the functional and spatial organization.
The design concept respects the original typological and spatial layout, complementing the existing structure with the set of functions required for a contemporary work hub (both on-site and remote).
Alongside the spatial program, there is an increasing integration of technological systems. In both cases, flexibility is the key concept.
The intervention strategy is based on a “layered” approach, where new elements are superimposed onto the original structure.
The idea is to introduce a series of layers (technological, acoustic, spatial management, finishing, etc.) that are easily demountable and, at the same time, repositionable or recyclable.
Within this framework, the intervention necessarily relies on dry construction technologies.
On the main façade facing the park, the same logic has been applied through the addition of a “brise-soleil” layer.
This system is composed of photovoltaic glass louvers, creating an active façade that not only provides the necessary solar shading under specific conditions, but also generates electricity from renewable sources.
This layer also acts as the interface between the existing building and the new intervention, where architecture synthesizes multiple project requirements into a single defining element, including the expression of the company’s identity.
